These simple things can save big bucks!!

 

Winter is almost upon us and we should all make sure that we complete the seasonal

maintenance chores as the cold temperatures arrive. Below is a list of items that will help

your clients prepare for this fast approaching cold winter and preserve their homes.


- Change your furnace/air conditioner filter.

- Change the batteries in your smoke detector and carbon monoxide detector if they use them.

- Disconnect hoses from the bibs. Turn off faucets and check for leaks.

- Schedule seasonal maintenance inspection for your furnace.

- Make sure that all gutters are clean and free of debris and all down spouts are extended away from the

home.

- GFCI electrical outlets should be tested and reset to make sure they still work.

- Make sure window wells are clean and free of debris like leaves and such.

- Check exterior paint for peeling paint on trim, soffits, fascias or any other wood surfaces.

- Check for missing, cracked or loose caulking, especially around the windows.

- Check weather-stripping on doors for a tight seal.

- Check for adequate insulation in attic and crawl spaces.

- Wrap heating ducts and exposed plumbing lines with proper insulating materials.

- Perform a visual inspection of the roof from the ground. Look for missing, curling, and cupping shingles.


These simple things can save big bucks!!

Pre-listing home inspections

There is a saying that comes to mind when I think about pre-listing home inspections: “forewarned is forearmed.” A pre-listing home inspection is an inspection procured by the seller of the home, typically paid for by either the seller or listing agent (or the cost is split between the two), and obtained prior to the existence of a buyer. The pre-listing inspection is performed in an identical manner and with the same impartial reporting methods as a buyer’s home inspection, but the information is provided directly to the seller. This serves to inform the selling party of possible defects, aging systems, or areas of the home that require attention or service, and this information is provided before the house is even put on the market. Lennox Furnaces

With the promise of another cold winter right around the corner it is a great time to make sure that our furnaces are ready to battle the cold. Did you know that those old Lennox Furnaces from 20-40 years ago had a serious problem? They are brown or grey in colour and the model number is located inside the easily removable front panels. Look for numbers starting with G8,G9,G10,G11 and G12. Thousands are still in being used in our area. The issue with these furnaces is the heat exchanger. They have a tendency to crack inside at the hard to see metal curves. It is not if they will crack but when . The result is possible carbon monoxide passing through the heat exchanger to the air that is circulated into the home! What should you do if you have one?
